With the door open, the reason is dealt with: hinge screws tightened or replaced with longer ones that reach the framing, a hinge shimmed to raise a dropped door, the strike plate moved or its edge dressed with a file, the bolt pocket deepened with a sharp chisel, or a weatherstrip trimmed. The lock is then thrown and retracted with the door closed until it moves without any pressure on the door.

  3. What was done, in writing, with the old parts

    You are told plainly which family the jam belonged to and what was done: cylinder cleaned and rebuilt, tailpiece replaced, strike moved, hinges shimmed, mortise spring fitted, or cylinder replaced and keyed to your existing key. Replaced parts are handed over so you can see the wear or the break for yourself. For a rental, tenants and landlords both benefit from that note, since it records that the lock was serviced rather than changed. For an owner it goes in the home file beside the keyway and key code, which makes the next key cut or the next service a shorter conversation.

Why does the lock only stick when the door is closed?

Because with the door open the bolt is throwing into thin air, and with the door closed it is throwing into a pocket that has moved. A door that has dropped on its hinges, swollen with humidity or been pushed out by thick weatherstripping lands the bolt against the edge of the strike plate instead of through the hole. A chalk mark on the bolt shows exactly where it hits, and the fix is on the frame, not in the cylinder.

The thumb-turn is stuck from inside and we need that door to get out. What should we do?

Use another exit for now and call. From the inside the fault is usually a bolt pinned by the frame or a bent spindle, both of which the locksmith frees without damage. A main exit door should open from inside without a key or special knowledge, so the repair leaves the door doing exactly that, and if the hardware on it was the wrong type for an exit, a thumb-turn deadbolt is suggested.

My keypad deadbolt is jammed and the motor just whirs. Is that the same service?

Yes, with one difference. On an electronic deadbolt the motor is trying to throw a bolt that is bound in the strike, and it strains or times out instead of driving it. Door alignment is a common cause, though batteries, corrosion, an overtightened mounting bolt, or a hardware fault can produce the same strain. The locksmith frees the bolt, adjusts the strike or hinges so it travels without resistance, checks the battery contacts, and confirms the auto-lock throws cleanly with the door closed.
